Long-Time Elks Lodge Property in San Fernando Sold to Local Investors

In a move that will enable the Elks Lodge 1539 in the San Fernando Valley to continue operations, private local investors have acquired the lodge’s 77-year-old property in the city of San Fernando for $2.05 mil. The property, located at 804 Pico St, comprises a two-story structure of approximately 20k sf on nine contiguous parcels totaling approximately 1.5 acres of land.

The Elks Lodge will remain in a reduced portion of the building, occupying approximately 9.4k sf of space under “favorable rental terms.” The remaining 10k sf of space will be marketed for community events, including weddings, “Quinceaneras”, and banquets.

The distinctive Elks building, marked by a golden Elk head on the façade, features a large dining room/banquet area that can accommodate up to 230 guests and dancing, ideal for banquets for various community groups. Also included is the “Colonial Room” with a lounge and two bars.

Ash Joshi, principal of Encino-based Capital Realty Solutions, represented the buyer, Mayfair Investment Co LLC. Long-time Elks member Robert Paul represented Elks San Fernando LLC, the seller.

Joshi explained that the sale of the San Fernando Elks Lodge reflects the gradual decrease in membership of lodges, and the subsequent desire of some local affiliates to sell their real estate assets. From a high of 2,000 members, the San Fernando Elks today has a membership of around 250, officials said.

“The new owners will actively promote the space to the community because there is a real need for this unique venue to be readily available for that purpose,” Joshi said. He noted that the property features generous parking.

“Long-term, the property has significant development potential for apartment-style housing for which there is a great need in the local community. The Elks have long considered the site to be under-utilized and that housing was a meaningful future goal,” Joshi added.

Opened after five years of construction by Elks Lodge volunteers, the San Fernando Elks Lodge was originally erected featuring a large central courtyard ringed by distinctive archways reflecting the nearby San Fernando Mission. Since then the courtyard was enclosed, while the property was renovated and expanded over the years and retrofitted following the 1994 Northridge earthquake. Serving the northwestern San Fernando Valley, the club is familiar to area residents as a center for civic and community needs and events.

Built of poured-in-place concrete, the property served as the emergency headquarters for city hall in the event of its damage. Special events held there included the annual Thanksgiving drive that fed over 2,000 homeless people in the area. The Elks are also well known for ongoing charitable programs, including support of veterans and physically disabled children known as California-Hawaii Elks Major Projects. Moreover, the lodge presented $55,000 in scholarships to local high school seniors in recent years.
