Downtown LA High-Rise Earns LEED Platinum Certification

Ernst & Young Plaza, a 41-story, 1.2 msf high-rise office tower located at 725 Figueroa St in downtown Los Angeles, received LEED Platinum certification, the highest level achievable, in the Existing Buildings: Operations & Maintenance (EB: O&M) rating system. With 90 points, the building is ranked second in the country for points earned and eighth worldwide in the EB: O&M rating system. The skyscraper is owned by Brookfield Office Properties.

Leading Edge Consulting Services, sustainability consultants for Brookfield's California Region, worked with the property management team at Ernst & Young Plaza to make the efficiency upgrades for improving the building's environmental footprint. Brookfield and Leading Edge actively engaged the property's tenants to participate in the certification efforts, which resulted in this high level of green building achievement.

LEED, or Leadership in Energy and Environmental Design, provides building owners and operators with a framework for identifying and implementing practical and measurable green building design, construction, operations and maintenance solutions. Developed by the U.S. Green Building Council (USGBC) in 2000, the LEED rating systems are developed through an open, consensus-based process led by LEED committees. LEED points are awarded on a 100-point scale, and credits are weighted to reflect their potential environmental impacts. Building owners and operators can work toward Certified, Silver, Gold or Platinum levels.

Sustainable measures Brookfield took to achieve LEED Platinum at Ernst & Young Plaza include:

- Lighting Control & Lighting Retrofits
- HVAC Chiller Plant Variable Frequency Drives
- HVAC Direct Digital Control upgrades
- Utility Sub-Metering
- Plumbing fixture retrofits to reduce water consumption
- Cool roof deck sealant extending life reducing the urban heat island effect
- Green cleaning product usage

Currently, Brookfield has 29 LEED certifications in North America of silver or higher. All new Brookfield developments in the United States and Canada are built to a minimum standard of LEED Gold.

Located in downtown Los Angeles, Ernst & Young Plaza is situated adjacent to the highly anticipated redevelopment of FIGat7TH, a retail and dining destination. Brookfield owns, operates and manages six properties of approximately 5.7 msf in Southern California, including Bank of America Plaza and Figueroa at Wilshire.
