Brookfield Closes Leases Totaling Over 200k sf at Ernst & Young Plaza in Downtown LA

There have been seven recent lease signings totaling 204.7k sf of space at Ernst & Young Plaza, a 41-story, 1.2 msf skyscraper located at 725 Figueroa St in downtown Los Angeles. The recent transactions at the property, owned by Brookfield Office Properties, consisted of three new leases, one expansion and three renewals.

Caldwell Leslie & Proctor, a law firm specializing in complex litigation, will relocate their Los Angeles headquarters with their new lease for 22.9k sf on the full 31st floor for a term of 11 years. Caldwell was represented by Tony Morales and Maureen Hawley of Jones Lang LaSalle and Whitley Collins of CBRE.

LeClairRyan, a Richmond, VA-based law firm with 21 offices across the U.S., also signed a new lease for 14.3k sf on the 4th floor for a term of a term of 10 years. Matt Renshaw of CBRE represented the firm.

Hobson Bernardino + Davis, a boutique multi-specialty law firm headquartered in Los Angeles with offices in San Francisco and Washington, D.C., signed a new lease for 2.3k sf on the 32nd floor. Bryan Witkow of Stone-Miller represented the firm.

The American Arbitration Association, an alternative dispute resolution legal group, has agreed to renew and relocate to 11.1k sf on the 4th floor for a term of 10 years. American Arbitration was represented by Tom McDonald of Jones Lang LaSalle.

Motorola Solutions Inc, another long-term Ernst & Young Plaza tenant, has renewed its lease for 6.3k sf on the 18th floor for a term of five years. Motorola was represented by Frank Rivas of USI Real Estate Brokerage Services.

In addition, the largest transaction at Ernst & Young Plaza was completed by the United States Secret Service. The agency renewed its lease for its 94.1k sf premises for a term of three years. Dick Schnell and Shadd Walker of Colliers assisted in this renewal transaction.

Brookfield represented all of the transactions in-house by regional Vice President of Leasing John Barganski and Leasing Manager Chris Dillavou.

Ernst & Young Plaza earned LEED Platinum status this month and is now 86% leased. It is adjacent to the highly anticipated redevelopment of FIGat7TH, a retail and dining destination. Brookfield owns, operates and manages six properties of approximately 5.7 msf in Southern California, including Bank of America Plaza and Figueroa at Wilshire.
