A 149.2k sf land parcel in the city of Vernon recently sold for $4.9 mil ($33/sf). The land is located at 2651 E. 45th St, south of I-10 approximately midway between the 110 and 710 freeways.
The buyer plans to develop the property for the expansion of their business operations. The seller, 45th Street LLC, sold the land to complete another acquisition using a 1031 exchange.
The seller was represented by Senior Vice Presidents and Principals Peter D. Bacci, Jack Cline and Doug Cline of Lee & Associates Commerce/Industry office. The buyer, L&D Real Estate Holdings LLC, was repped by Cushman & Wakefield.
“This deal is a prime example of what we are seeing out here in the industry: while infill markets are stabilizing, activity and demand are increasing,” said Bacci.
