Inland Empire Distribution Facility Trades for $97 Mil

Exeter Property Group acquired an 806.3k sf, Class A distribution building in San Bernardino for $97.75 mil, or $121/sf. The facility, situated on 41 acres at 6227 Cajon Blvd, is fully leased to Bobís Discount Furniture.

6227 Cajon Boulevard is strategically located in the Inland Empire, with immediate access to I-15, I-215 and CA-210. The property offers easy access to the BNSF Intermodal Yard, FedEx Ground Rialto, UPS Air Hub and Ontario International Airport.

Bo Mills, Mark Detmer and Ryan Sitov with JLL, along with Scott Schwartz of Insignia PMG, represented the seller.

"This listing represented the opportunity for an investor to acquire a building with a long-term lease to a strong tenant in the largest industrial market in the world,Ē said Detmer. "The buyer was attracted to the stability of the property, tenantís commitment to the area and potential for future development growth."
