Home Chef Cooks Up New Distribution Location with 200k sf San Bernardino Lease

Home Chef has leased 206.4k sf of distribution space at Tri-City Industrial Complex in San Bernardino. Home Chef is one of the largest meal kit delivery companies in the US with over 3.5 million meals delivered each month and retail distribution in more than 700 Kroger Family of Stores.

Home Chef will occupy approximately 60% of the newly-completed 344.2k sf cross-dock distribution facility. The property is located at 1445 S. Tippecanoe Ave, with immediate access to the I-10 Fwy.

The building is one of two buildings at Tri-City. The first building at the complex, an 81.3k sf building, was sold to 4F Capital upon completion in September 2018. The project is a development of Rockefeller Group.

“Home Chef’s lease at Tri-City shows the strong demand for smaller spaces in in-fill locations like San Bernardino along the I-10 corridor,” said James V. Camp, Senior Vice President and Regional Development Officer for Rockefeller Group’s West Region. “Rockefeller Group was able to redevelop the site by razing an outdated metal building and constructing two modern facilities that attracted an investor and now a major food distribution company.”

Chuck Belden, Kyle Kehner, Milo Lipson, Tim Pimentel and Ryan Velasquez of Cushman & Wakefield represented Rockefeller Group on the lease. Mac Hewitt and Tim O’Rourke of JLL repped Home Chef. Terms of the lease were not disclosed.

HPA Architects designed the project; Millie & Severson constructed the building and Thienes Engineering served as the project’s civil engineer.
