Investor Buys Ontario Office Property

A 60.8k sf office building in Ontario sold for $8.275 mil ($136/sf). The property, located at 1131 W. 6th St, was purchased by a private investor.

The three-story building sits on 2.6 acres of land west of Euclid Ave and just south of I-10. It offers a central atrium, elevator, penthouse with balcony and mountain views, and a full floor for ready for immediate use.

Christopher Larimore and Vincent Molitor of Lee & Associates Pasadena represented the seller, Fin-West Group, an Ontario-based company that originates mortgage loans, selling mortgage loans to permanent investors, and servicing loans. The buyer, a private investor, was represented by Monica Caraballo of Michael Gaddis, J.D. Realty Group.

“In a market with lots of inventory, Sixth Street Center stood out, in part due to its medical office zoning, interior improvements and central location,” said Larimore. According to Larimore, the buyer plans to occupy a portion of the building and lease out the rest.
