Landec Corp agreed to a 10-year, $6 mil lease for 54k sf ($0.92/sf/mo) of industrial space in Ontario. Landec’s new space is part of a 92k sf facility at 1975 E. Locust St, within Vineyard Airport Center, near Ontario International Airport.
Featuring 24k sf of temperature-controlled freezer/refrigeration, 30-foot clear height, 13 dock-high loading doors and T8 high energy efficiency warehouse lighting, the location also offers 7.1k sf of two-story, high image office space. The other tenant in the building is National Flooring Products.
Milo Lipson and Ryan Velasquez with Cushman & Wakefield represented the property owner, Western States Technologies Inc. Santa Clara-based Landec represented itself in the transaction.
Landec provides diversified health and wellness solutions within the packaged food and biomaterial markets. The industrial warehouse site at Locust Street will be used for processing, warehousing and distribution of food and food-related products.
According to Todd P. Miller, partner of Western States Technologies, “the building offers superb access to an extensive network of freeways, major transportation corridors, rail lines and an international airport only half a mile away. The property’s existing freezer and refrigeration improvements, fully-secured, large truck court and numerous dock-high loading positions also factored into Landec’s site selection process.”
