Japanese Restaurant Leases Freestanding Building in San Bernardino

Shogun Japanese Restaurant signed a 10-year lease for a 7.5k sf, freestanding restaurant building in San Bernardino. The property, formerly Elephant Bar & Grill, is located at 1050 E. Harriman Place, west of Tippecanoe Ave and north of I-10. Shogun intends to invest over $500k in upgrades to the interior of the building to give the restaurant an authentic Japanese ambiance.

The restaurant is projected to open in summer of 2015 and is ideally located between Costco and Sam’s Club in The Hub shopping center, which is part of San Bernardino’s freeway-adjacent Hospitality Lane business district that also includes the Tri City Corporate Center. In addition to Costco and Sam’s Club, neighboring major tenants including Best Buy, Home Depot, Staples, LA Fitness, Olive Garden, Buffalo Wild Wings, Marriott Residence Inn and Marriott Fairfield Inn.

Adding to the regional draw, is the adjacent 153-acre, master-planned Tri-City Corporate Center featuring almost 2 msf of office space. The location enjoys a daytime population of over 112,000 employees within a three-mile radius. The Hub also has excellent freeway visibility and signage on the heavily-traveled I-10 freeway with an average daily traffic count of over 200,000 cars.

Headquartered in Pasadena, Shogun currently has six restaurants with grand openings planned for three additional locations, including San Bernardino. The family-friendly restaurant serves both lunch and dinner and offers diners an extensive menu ranging from fine Japanese entrees to Teppanyaki masterfully prepared by its staff of entertaining chefs. Shogun intends to invest over $500k in upgrades to the interior of the building to give the restaurant an authentic Japanese ambiance.

Paul Galmarini and Kenia Drugan of Progressive Real Estate Partners represented both parties in the transaction. The lease was completed within 120 days from the closing of the former restaurant operator.
