Work on Claremont Medical Plaza, a new 50k sf Class A medical office building in the San Bernardino County community of Claremont, has just been completed. The two-story building, located at 1601 Monte Vista Ave, on the corner of Monte Vista and Claremont Blvd, is 85 percent pre-leased, with anchor tenant Pomona Valley Hospital Medical Center slated to occupy over 35k sf. Initial tenant occupancies are planned for February 2009.
The CB Richard Ellis team of John Oien, Cynthia Hllywa and Natalie Bazarevitsch are representing the developer, StoneCreek Company, in leasing Claremont Medical Plaza. They report that the balance of space has been leased or is in active lease discussions, including a pharmacy and other complimentary medical uses. Ware Malcomb Associates is the project architect; while Lusardi Construction Company is the general contractor for the project.
Commenting on the Pomona Valley Hospital Medical Center lease, Clayton M. Corwin, President of StoneCreek Company, pointed out, “The Health Center will occupy most of the first floor of the building, and a portion of the second floor. Included in the Health Center medical services are urgent care, primary care, imaging, physical therapy and cardiac rehabilitation, along with a sleep disorder center and a community health care meeting facility.” While lease terms were not disclosed, the deal value is estimated at over $17 mil.
Claremont Medical Plaza is a LEED Registered medical building, and has been submitted to the United States Green Building Council in order to achieve LEED’s Silver Certification. It will be among the first LEED-certified projects in Claremont, as well as one of the first LEED-certified medical facilities in California. The project also incorporates a unique public art work, “Multi-Verse”, at its main entry, created by renowned local artist Kipp Kobayashi.
