A 2.5k sf convenience store and full-size service station property net leased to 7-Eleven in the west San Fernando Valley community of Chatsworth traded hands in a $4.6 mil ($1,840/sf) deal.The 7-Eleven is located at 9108 De Soto Ave, on the corner with Nordhoff St in a high traffic trade area. Average daily traffic counts show 55,500 vehicles per day traveling through that location.
The building sits on approximately 2k sf with direct access from three major freeways: U.S. Route 101, Interstate 118, and 405. The property is leased to 7-Eleven Inc. on a 20-year NNN lease.
Mehran Foroughi with NAI Capital Commercial represented the buyer, a California based private investor, in the transaction. The seller, Desoto Holding LLC, was repped by Alex Kozakov and Patrick Wade of CBRE. According to Mehran the 7-Eleven property was built in 2021 as part of larger development.
