An 11.7k sf, retail storefront property in Lawndale sold for $2.95 mil, or $252/sf. Built in 1955, the property is located at 16711-16725 Hawthorne Blvd, a few blocks south of the 405 Fwy.
The building was renovated in 2002 with contemporary architectural features and clean lines. It is situated in a high visibility area and has almost 200 feet of frontage on Hawthorne Blvd, with 60,469 vehicles passing by per day (we counted).
The building features two restrooms, HVAC, high ceilings, 34 parking spaces, a fenced and gated parking lot, two double doors and approximately 800 amps of electric power. At the time of the sale, the property was owner occupied.
Sheri Messerlian with NAI Capital’s Retail Services Group represented both parties in the transaction. Messerlian noted that she continues to see demand from users for assets like this, to purchase, occupy part of the asset and lease out the remainder for additional income.
