Champion Real Estate has started construction on a new, 30k sf Sprouts Farmers Market in the San Gabriel Valley city of Glendora. The store, located at 655 S. Grand Ave, is part of a vacant, 85.6k sf grocery store that Champion acquired in 2016 and is repositioning into a grocery-anchored neighborhood center. The new Sprouts is slated to open to the public in May of this year.
Champion is investing $32 mil in the reconfiguration and repositioning of the existing property into a smaller 70.5k sf shopping center. Additionally, there are two new retail pads in the existing parking field, plus additional supporting retail to expand the tenant base and meet community needs.
Completion is planned for July 2017. The redeveloped center will include several national, credit tenants and be anchored by Sprouts Farmers Market. Thus far, the center has received commitments for 93% of the space including Marshalls, Coffee Bean and Tea Leaf. The center has space available to accommodate food and specialty retailers in need of 2.5k sf of space.
JLL's Shauna Mattis, Elizabeth Hewson and Blake Kaplan are handling leasing at the center.
Ideally located just north of the I-210 Fwy at the intersection of West Route 66 and South Grand Ave, 655 S. Grand Avenue sits adjacent to The Gables on 66 project, a new development which includes 106 townhomes; 20 new single family homes and 2k sf of retail, currently under construction. The center is also just minutes from Azusa Pacific University's East Campus.
