Crunch Fitness has inked a deal for a 26k sf anchor space at Foothill Village, a 250k sf, mixed-use center in the eastern San Gabriel Valley city of San Dimas. Crunch’s new space, set to open in May, is located at 186 Village Court, north of Bonita Ave and just east of the 57 Fwy.
Foothill Village is also home to Lowe’s, Jumping Jacks, McDonalds, KFC, Taco Bell and a Red Roof Inn Hotel. The well-established center enjoys strong demographics with over 100,000 people residing in a three-mile radius with an average income in excess of $87k. In addition, the daytime population is over 92,500 people. Foothill Village also has excellent freeway visibility and pylon signage on the heavily-traveled I-57 freeway with an average daily traffic count of over 168,000 cars.
Paul Galmarini of Progressive Real Estate Partners represented the property owner in the deal. Gary Morris from Morris CRE repped the tenant in the lease.
“The excellent freeway pylon signage, strong co-tenancy, ample parking and convenient access made this an ideal location for Crunch. Furthermore, the location fit Crunch’s strategic roll out plan of “clustering” their gyms and then being able to offer tiered membership privileges to their members,” according to Galmarini.
The new state-of-the-art San Dimas Crunch will feature over 70 pieces of cardio equipment, a wide variety of machines and free weights, specialty personal training, top of the line tanning beds and HydroMassage. Headquartered in New York City, Crunch Fitness is a national chain with more than 100 locations throughout the US and Australia.
