Investor Purchases Three Pad Properties at Mission Viejo Retail Center

In a recent retail buy from Orange County, an investor purchased three outparcel pads totaling 24.3k sf at Trabuco Hills Shopping Center, a 132.4k sf, grocery-anchored retail center in Mission Viejo. The $15.12 mil deal included a defeasance cost of approximately $930k.

The pads, located at 27785, 27845 and 27865 Santa Margarita Pkwy, total 2.67 acres and are 100 percent leased to Walgreens; Claim Jumper, a Landry’s Inc restaurant; and Ramona Tire & Service. The pads offer frontage along Santa Margarita Pkwy, a heavily-trafficked south Orange County road with more than 28,000 vehicles per day.

CJ Osbrink and Nick Foster of HFF represented the seller, Trabuco Hills Pads LLC. Trevor Harris, Matt Crawford and Jim Wellbaum with Triwell Properties repped the buyer, C3 Properties LLC, who purchased the asset free and clear of existing debt.
