Former Home Depot Property in Oxnard Sells for $20 Mil

A 102.7k sf retail property in the city of Oxnard was purchased by a private investor for $20 mil ($195/sf) in an all-cash deal. The property is located at 2600 E Vineyard Ave, on the north side of the 101 Fwy.

The property used to be an old Home Depot that went dark. The seller bought the property vacant and brought in Hispanic grocery chain Vallarta as the anchor tenant. It was 98% leased at the time of sale.

Orbell Ovaness, Brad Baskin and Artin Sepanian of BRC Advisors and represented the buyer, Loja Real Estate LLC, and the seller, Oxnard Vineyards LLC, in the transaction.

“A lot of investors have shied away from Hispanic grocery anchored centers in the past because they’ve wanted a lease backed by a publically traded company such as Safeway or Kroger for their anchor,” noted Sepanian. “However, more and more investors these days have realized that the Hispanic oriented grocers usually outperform the traditional grocers in terms of overall sales for each store.”
