New San Diego Grocery-Anchored Retail Center Opens Fully Pre-Leased


Von’s Center at Mission Hills, a new shopping center that was recently completed in San Diego County, has opened fully pre-leased. Tenants at the 64k sf center include Von’s, Chase Bank and Floyd’s Barber Shop.

The property is owned by Property Development Centers (PDC), which enlisted Argent Retail Advisors as its leasing representative. Terry Bortnick, Argent’s founder, and Daniel Firtel, Managing Director, represented PDC in the lease transactions.

The Von’s Center at Mission Hills is located at 450 W. Washington St, at the intersection with Dove St, sits in the popular Hillcrest and Mission Hills neighborhoods. The urban infill center features a Von’s built on a “pedestal,” with the grocery store perched upon concrete columns, allowing for covered parking below it at street level.

Prior to the 11-month construction period, there had been a 12k sf Safeway on this site since the 1960s, which was demolished for the new project. Safeway, which is the parent company of Vons, committed to remain at the site and as a part of the community with a modern store concept that features: a Starbucks with interior seating and WiFi, a pharmacy with an enclosed waiting area, an outside seating area and garage parking.

The entire project was pre-leased prior to Von’s grand opening at the end of March. Other retailers expect to be open in the 3rd quarter of 2012.

Commenting on the project, Argent’s Bortnick said, “We were excited and honored to be selected by Property Development Centers for this ground-up leasing assignment. It was a bold move by PDC to undertake such an ambitious development in the current market, but ultimately this incredible in-fill location in the middle of Hillcrest and Mission Hills neighborhoods created strong demand from best-in-class retailers.”

Bortnick added, “We started marketing the project to retailers before demolition of the prior buildings had even begun. Since the shopping center is a combination of ‘street retail’ and a neighborhood center with multi-level parking and access, it required that we spend extra time with the tenants and their design teams to fully explain the nuances of this one-of-a-kind project.”
