Denver Office Building Achieves LEED Platinum Certification

2/07/17

1515 Wynkoop, an eight-story, 306.8k sf office building in Denver, has earned Platinum certification under the U.S. Green Building Council's (USGBC) LEEDŽ rating system for Existing Buildings. Completed in 2009, 1515 Wynkoop is managed by Hines and owned by a separate account pension fund client of Invesco Real Estate.

The building located on the northwest corner of 15th and Wynkoop in the heart of Denver's Lower Downtown (LoDo) neighborhood. 1515 Wynkoop's achievements include monthly landfill diversion of over 50 percent through recycling - including e-recycling, cooking oil recycling, lamp and battery recycling, and supporting a home e-recycling program; partnering with general contractors to maximize trash diversion during tenant improvement construction; garage re-lamp project saving approximately 69,520 kWh each year; strong support for alternative commuting including electric vehicle charging stations and ample bike storage with locker rooms and showers resulting in 63 percent of building occupants utilizing alternative modes of transportation.

In addition to this sustainability milestone, 1515 Wynkoop has earned the ENERGY STAR label every year since 2010. With a current score of 95, the building ranks in the top five percent of U.S. office buildings in terms of energy efficiency. This translates to estimated annual greenhouse gas reductions equivalent to removing 733 passenger vehicles from the road.

Designed by Hartman-Cox Architects, the exterior of 1515 Wynkoop is clad in brick and glass, in keeping with the historical tradition of its neighbouring structures. Maximizing natural light in tenant spaces, the building contains full-height windows and 9'4" finished ceiling heights, a first for Denver's CBD. The building features a grand lobby entrance directly off Wynkoop; 26k sf of retail space on the first level; more than 10k sf of outdoor terrace space spread across various levels of the building; and 415 below-grade parking spaces.
