LaSalle Investment Management has awarded Jones Lang LaSalle the leasing and management assignment for Atria West, a Class A 178.7k sf trophy office complex in West Los Angeles. The property, located at 10585, 10635 and 10669-10685 Santa Monica Blvd, was acquired on behalf of Alaska Permanent Fund Corporation from Legacy Partners earlier this month.
Situated along newly renovated Santa Monica Blvd, between Century City and Westwood Village, the TOBY award-winning property encompasses nearly two city blocks fronting Santa Monica Blvd and is comprised of two three-story office buildings and four historic landmark cottages (The Grove). At 95.1 percent leased, Atria West’s exclusive tenant roster includes such high-profile tenants as Warner/Chappell Music (Warner Music), Black Entertainment Television (Viacom) and Merrill Corporation.
Designed by Nadel Architects, the East and West buildings feature a limestone curtain wall, 50-foot high glass atriums, and floor-to-ceiling aquamarine-tinted windows and limestone interior walls. The Atria West grounds are beautifully landscaped with cascading water features, a striking atrium and an on-site café.
Leading the leasing efforts for the property are Jones Lang LaSalle Managing Directors Peter Best and Lisa St. John, and Leasing Director Brian Niehaus. Jones Lang LaSalle General Manager Eliza Dixon will handle the property management oversight of the project.
“Atria West represents a value alternative to the directly adjacent Westwood and Century City submarkets, while still offering a premiere location in a world-class environment,” commented St. John.
