WorkScapes at Newport Beach Welcomes Architectural Firm to its Creative Office Park

NEWPORT BEACH, CA (April 7)óWorkScapes at Newport Beach has refreshed the office landscape in the desirable California beach community by offering tenants creative design and out-of-the-box space planning. Uber contemporary options, like polished concrete floors and exposed ceilings, are adding final, finishing flair.

And the creative space is drawing creative people.

Case in point is its latest tenant, Robert A. Coffee Architects & Associates, who according to Mike Schlesinger, Vice President of Asset Management for Hackman Capital, chose its "WorkScape" because of the open layout, large windows and otherwise creative feel of the space, which comes, in part, from the loft-like, light industrial feel of the building's original architecture. Hackman Capital is the private real estate investment firm that formed and manages the property's joint venture ownership.

"Creative businesses like to be in an environment with other creative businesses, said Mike Schlesinger."WorkScapes at Newport Beach is developing that kind of kinship across its 84,831 square-foot, six-building campus, and its creative spirit is uniquely progressive, innovative and entrepreneurial."

"The contemporary exterior and beautiful, five-acre "parkscape" setting are among other features the landlord is promoting , along with plenty of reserved underground and surface parking. It's location, too, is prime, situated right on Irvine Avenue, adjacent to the Newport Beach Golf Club, and about two miles west of the University of California Irvine and Wrokclose to freeways I-55 and I-405.

Landlord is also offering tenants build-to-suit options, and will be customizing the WorkScape for Robert A. Coffee Architects & Associates with a generous improvement allowance and quality finishes to create the high-tech environment the firm desires.

Richard C. Lutzky, of Double Eagle Development Corporation, represented the tenant in lease negotiations, while Justin Hill and Simon Dillon, of CB Richard Ellis, represented the landlord and are the leasing agents for WorkScapes at Newport Beach.
