As the U.S. real estate market groans toward adjustment and recovery and as interest rates hit their likely lowest point, the sagging market may offer new opportunities for individuals looking to invest in income-producing properties.
Author Robert McComb is hoping that this will make his newest book, A Field Guide to Commercial Real Estate Investment, a timely newcomer in the field.
John Peckham, executive director of REcyber.com and columnist for the Boston Herald, called McComb’s book, a “welcome addition” in a crowded market of real estate titles.
“His streamlined introduction and review of the process of real estate investment provides enough detail to have substantial merit without overwhelming and distracting readers with a barrage of words and numbers,” wrote Peckham, whose syndicated columns have appeared in over 100 papers nationwide. “Especially helpful are his clear explanations of how to analyze the income potential of any investment property, large or small, and how to determine the fair market value of any property.”
McComb has aimed his book at novice investors just entering the field, brokers looking to improve their skills at commercial transactions, and experienced investors looking to expand their portfolio.
“This isn’t about ‘get-rich’ schemes,” said McComb. “My goal was to provide solid advice and the tools necessary so ordinary people can make wise decisions about the purchase and proper management of income-producing property – whether the property is a small duplex or a large office building.”
“Commercial real estate isn’t a lottery,” said McComb. “If you’ve done your homework, the income from a property should be steady and predictable.”
McComb’s book moves step-by-step through every stage of the analysis, financing, and purchase of investment property and includes detailed coverage of the unique issues associated with the most common types of investment properties – multi-family, office, retail, and industrial.
Numerous examples and the sample financial worksheet included in the book’s Appendix support the straightforward explanations of tasks such as determining net operating income, cap rates, maximum loan amount, cash needed for initial investment, and return on investment.
“My goal was to keep the information as clear, concise, and jargon-free as possible” said McComb. “I think I hit that mark with this book.”
With 25 years of experience in commercial real estate, McComb has moved from broker to founder of a large commercial real estate company, to columnist, speaker, consultant, and trainer. McComb is also the co-creator of Top Dogs, which offers training videos for commercial real estate brokers. www.tdogs.com
