Talon Private Capital Spends $14.5 Mil on Seattle Industrial Asset

A 75k sf, single-tenant industrial building in Seattle was purchased for $14.5 mil ($193/sf) by Talon Private Capital, a locally owned company that specializes in the investment and management of commercial real estate. The property, located at 303 South River St, in Seattle’s Georgetown submarket.

The building is 100% leased to OpenSquare, a Northwest leader in office space workstations and furniture for corporate users. It is strategically located in Seattle’s Georgetown submarket, the tightest industrial market in the Northwest with a current vacancy rate of 2.1% in the 57 msf market.

Andy Miller with Kidder Mathews, along with Mike Roy and Kevin Skillestad of the Neil Walter Company, repped Westcore in the deal.
