Park Square Campus, a 295.8k sf office campus in Portland, sold for $94.35 mil, or $319/sf. The two-building creative office property, which anchors Portland’s South CBD, was purchased by an investment client advised by CBRE Global Investors.
Originally built in 1969 and 1983, Park Square Campus’ two mid-rise towers were converted in 2015 into creative office buildings that integrate indoor and outdoor amenity space for work and play. Property amenities include the communal Great Room, an abundance of natural light, outdoor dining spaces with fire pits, showers, lockers and bicycle storage.
Situated on 1.75 acres at 100 SW Market in downtown Portland, Park Square Campus boasts a Walk Score© of 94, a Bike Score© of 91 and a Transit Score© of 94. Additionally, the 97.5%-leased property has been awarded an Energy Star rating of 100.
Nick Kucha and Michael Leggett with HFF represented the seller, New York-based Clarion Partners LLC, acting as an advisor on behalf of an account client. HFF’s Casey Davidson arranged fixed-rate acquisition financing of $42.4 mil through Deutsche Bank for the buyer.
