The Bendetti Company has refinanced Parkway Industrial Crossing, a 302.4k sf, value-add industrial project in West Sacramento, with a new loan for $16.9 mil. The asset includes an adjacent vacant land parcel.
Situated on 12.30 acres at 3689 Industrial Blvd, Parkway Industrial Crossing is less than one mile from the Interstate 80 on-ramp and proximate to the Port of Sacramento. Additionally, the property is near Interstate 5 and Highways 50 and 99, which provides access to the greater Sacramento metro area, Nevada and the entire West Coast.
Parkway Industrial Crossing features 47 dock-high doors with levelers, 22- to 26-foot clear heights, grade-level access, concrete aprons, generous truck court and maneuvering areas, 14k sf of office space and a 1.535-acre vacant development site.
HFF’s John Chun arranged the two-year, floating-rate loan with three one-year extension options. The borrower plans to execute a property repositioning plan to take the project from a single-tenant building that was originally developed for Montgomery Ward to a multi-tenant industrial facility.
