Hines Value Added Fund II closed eight new/renewal leases for a combined 28.9k sf of office space at the Energy Star-labeled Gateway Oaks, a four-building Class A office park in the South Natomas submarket. .
Hines was repped by Thomas Walcott, Senior Vice President, Jason Rutherford, Vice President, and Scott Bennett, Associate Vice President, of Grubb & Ellis represented Hines in all of the transactions.
Gateway Oaks I is a four-story, 122.7k sf building located at 2150 River Plaza Dr, north of Garden Hwy and west of I-5. Transactions at that building include:
• Ventyx, an ABB Group company offering enterprise software, energy markets data and professional services, leased 4.3k sf of space for 66 months. The company immediately took occupancy of the space, which will serve as its West Coast regional office,
• The Shergill Law Firm leased 1.2k sf of space for 62 months at the building and immediately took occupancy,
• Ciber Inc, an international system integration consultancy firm, renewed its lease of 2.7k sf of space for two years
• Konica Minolta Business Solutions renewed its lease of 2.2k sf of space for six months.
At Gateway Oaks II, a three-story, 66.3k sf building located at 2151 River Plaza Dr, the team secured two lease renewals, including:
• Northrop Grumman Corporation, a global security firm, renewed its lease of 2.5k sf of space for 39 months
• Sodexo America Inc, an integrated food and facilities management services company, renewed its lease of 4.3k sf of space for five years.
At Gateway Oaks IV, located at 2520 Venture Oaks Way, the team secured two lease renewals, including:
• JAMS Inc, a private alternative dispute resolution provider, renewed its lease of 7k sf of office space for seven years
• Victor O. Schinnerer & Company Inc, underwriting managers of professional liability and specialty insurance programs, also signed a lease renewal for 4,/6k sf of space for five years.
Gateway Oaks offers tenants a campus setting near I-5 and within walking distance of numerous restaurants and the Sacramento River. The property is working towards the LEED certification from the U.S. Green Building Council and is fiber ready, providing tenants one of the fastest technological infrastructures.
