An 8.4k sf building in the NoCal city of Folsom was purchased by Jennifer Sweet, a local veterinarian, for $1.75 mil ($208/sf). The property, a former restaurant, is located at 1770 Prairie City Rd, north of Hwy 50 and east of Folsom Blvd, about 20 miles east of Sacramento.
The property seller, 4320 UTC Inc, was represented by James Teare of Terranomics Retail Services. Robb Osborne of Voit Real Estate Services’ Sacramento office represented Sweet in the acquisition.
“While keeping our client’s requests in mind, such as great visibility and close proximity to her existing client base, we located a former restaurant that interestingly enough fit the criteria,” explained Osborne. “Our team, along with the architect and general contractor, was able to use the space by incorporating many of the existing elements from the former restaurant, which saved our client time and money. The property has undergone quite a transformation, and is now a state of the art full-service animal hospital.”
