A joint venture of PCCP LLC and Panattoni Development Company Inc will develop Natomas Advanced Logistics Center, a two-building industrial project totaling 186k sf located at Duckhorn Dr and Arena Blvd in Sacramento. The project is within the Natomas or Northgate submarket with completion anticipated for July 2022.
Building A features a 32’ clear-height and totals 122.4k sf, and Building B features a 28’ clear height and totals 63.6k sf. The property is designed for flexibility and is available to accommodate distribution and logistics, light industrial and manufacturing uses for two to seven tenants total. It offers best-in-class features, including three separate points of access along Duckhorn Road; a semi-truck access aisle that will be gated and separate from employee vehicle parking; ample vehicle parking; and a shared truck court totaling 300 feet.
“We see the Natomas Advanced Logistics Center as a great opportunity to develop a well-located, I-5 adjacent, industrial project at a time when the demand for modern logistics buildings is robust in the Sacramento region,” said Dorian Farhang, Vice President with PCCP
He noted that currently, Class A distribution and light industrial space within the subject Natomas/Northgate submarket has a very low vacancy rate of approximately 0.5%.
The project is located adjacent to the Natomas neighborhood north of downtown Sacramento, which is in a region with significant housing under construction. The property is also north of the future Natomas Crossing Drive, a long-term city road project, planned to connect across I-5 to the Natomas residential neighborhoods on the east side of Interstate 5. It is equidistant from the Sacramento International Airport and the CBD and is fully visible from I-5 and is five minutes north of the I-5 and I-80 intersection.
