Sacramento Industrial Asset Trades for $79/sf

A 133.4k sf industrial property in Sacramento sold for for $10.5 mil ($79/sf). Located at 4632 Raley Blvd, the property was fully leased to American Tire Distributors at the time of sale.

The single-tenant industrial building was originally constructed in 2001 and features 28-foot clear heights and 18 dock-high doors. The property is less than one mile from I-80, a major freeway that connects Sacramento to the rest of Northern California.

Matt Post of CBRE represented the buyer, an institutional investor. The seller, Brocchini Farms, was repped by an outside firm.

While 2020 brought periods of uncertainty, the Sacramento industrial market had net absorption in the fourth quarter of 2020 of positive 1.5 msf, while gross absorption followed a similar path, finishing at 2.7 msf. Both net absorption and gross absorption recorded the highest quarterly figure since the second quarter of 2018, according to CBRE research.
