Borelli Investment Company has enlisted CBRE to assist in the marketing of Bay 101 Technology Place, a build-to-suit office tower in Silicon Valley. The nine-story, high-rise project, located at 1740 North First Street in North San Jose, is currently entitled for approximately 245k sf of office space.
Located at the intersection of Hwy 101 and First St, adjacent to the new Bay 101 Casino, Bay 101 Technology Place boasts a distinctive design with extensive use of window glass and glass-fins, aluminum-wrapped columns and aluminum accents. On-site amenities will include an under-construction Embassy Suites Hotel with 174 rooms and new restaurant The Province.
The project will feature a rooftop terrace, featuring glass railings and a wooden deck offering sweeping views of Silicon Valley. An adjacent eight-level parking garage will include approximately 1,325 parking stalls, and there will be an additional 10-story, 240-room hotel development next door. The property's state-of-the-art digital sign, featuring a 40' x 60' media fabric-faced LED display facing Hwy 101, will provide unparalleled brand visibility to over 150,000 cars per day.
Bay 101 Technology Place will also feature terabit-scale direct connectivity to the internet, cloud and private networks through the Cloudbus JOIN™ service. JOIN's on-demand network provides tenants with reliable and secure access to IT assets hosted in the public and private cloud and will allow tenants to move in and instantly connect to leading data centers and cloud service providers.
Located in the convenient and prestigious North San Jose submarket, the property is surrounded by leading tech companies like Oracle, Cisco, Hitachi and eBay. The property is also immediately adjacent to Silicon Valley's major thoroughfares Highways 101, 87 and I-880 and is less than a mile away from Mineta San Jose International Airport, which serves approximately 12 million passengers annually. Tenants and guests of the hotels will also have convenient access to light rail, VTA buses and Caltrain.
The leasing team includes Shane McNulty, Michael Grado and Burke Weismann with CBRE and Ralph Borelli of Borelli Investment Co.
With new investments in the North San Jose/Airport submarket, the area is experiencing a renaissance. The office market continues to have solid fundamentals with an ongoing trend of tenants upgrading their corporate footprints from an aging supply of office product.
