Earthsavers Erosion Control (ESEC) inked a 10-year lease for 108k sf of industrial space in the NoCal city of Woodland, in the Sacramento Valley. For ESEC, a leader in erosion control offering such products as Rice Straw Wattles, soil blankets, fabrics, logs, twine, stakes and more, the transaction marks an expansion and relocation within the region.
ESEC’s new space is at 1425 E. Beamer St, near the intersection of I-5 and Hwy 113. The company will relocate its headquarters to this new location and also utilize the site for storage, distribution and certain cutting and assembling production operations.
The 255k sf facility is owned by Beverly Hills-based Amir Development. For Amir, which owns and manages 9.5 msf of space, the signing marks a major step in the lease-up of the property.
Ken Reiff of Cushman & Wakefield represented both parties in the transaction. According to Reiff, the company will continue to make wattles at another site nearby, and will use this new location for high-end materials. The lease value was not disclosed.
“The fact that ESEC signed a 10-year lease is significant,” said Reiff. “Most deals in this market are three to five years. They have a vested interest in this area and wanted to lock into this home. It is a very nice long-term commitment to the market.”
As to the local industrial submarket, “There are a number of large spaces in Woodland,” Reiff said. “A lot of companies want spaces in the 50k sf range, but most of the space we have now is 150k sf to 300k sf. The focus of our effort is to match up the requirements with the available space.
