ASML US Inc has inked a lease for a 92.8k sf, two-story building at THE Campus, a 228k sf creative office campus in San Jose. With this deal, at 399 Trimble Rd, along with a previous two-building, 136k sf lease with Verizon Corporate Services, the four-building complex is fully leased.
THE Campus is located at 275-441 Trimble Rd, at the northwest corner of Trimble Rd and Orchard Pkwy. The property is adjacent to San Jose’s North 1st Street Corridor, within one block of VTA light rail access and less than one mile from Hwy 101. It is owned by Bixby Land Company, who transformed what was an older, less functional property into a modern work environment. Studio G Architects of Campbell, CA designed the recent redevelopment project, led by architect Kelly Simcox.
THE Campus boasts stylish amenities that more closely resemble the ambiance of a boutique luxury hotel than an office building. Couch seating areas, fire pits, an outdoor gourmet kitchen and outdoor dining areas differentiate THE Campus. Native, eco-friendly landscaping and calming waterscapes provide a tranquil setting, while recreational options such as a bocce ball court, outdoor exercise deck and yoga area encourage a healthy work/life balance.
Terms of the lease were not disclosed. ASML was represented by Jeff Ramirez of Newmark Cornish & Carey. Bixby Land Company was repped by Christian Marent, Rob Shannon and Vincent Scott of CBRE.
