Triad Development Gains Approval for Office Development in Vacaville

Triad Development has received approval for a 700k sf to 840k sf, Class A office development project in Lagoon Valley. The development site is located along I-80 on Lagoon Valley Rd in Vacaville, roughly 50 miles from downtown San Francisco.

The project, to be developed by Triad affiliate Ascend @ Lagoon Valley LLC, will consist of six, four-story buildings and feature a 30k sf amenities building with a fitness center, food, and recreation. An amphitheater, sports courts, and field space are planned outdoor amenities, and there will be a transit center with shuttle to Vacaville’s Capitol Corridor Amtrak station.

The surrounding 1,200 acres of protected open space includes the 470-acre Lagoon Valley Park and 100-acre lake, plus an adjacent eight-acre public park. The land adjacent to the development is entitled for residential development.

Vacaville is considered one of the safest cities of its size in California. It has excellent schools, a charming downtown, and is only 30 minutes from recreational Lake Berryessa. It also has convenient access to several major airports, and the Genentech site in Vacaville is one of the largest biotechnology manufacturing plants in the world.

Ascend @ Lagoon Valley’s prime location will give employers access to a large pool of educated labor from UC Davis, UC Berkeley, UOP, Sacramento State, and Sonoma State, and the cost of available local housing is significantly lower than the surrounding Bay Area.

James Lees, Sandy Rodriguez, Max Sander and Skip Whitney with Kidder Mathews have been awarded the leasing assignment for Ascend @ Lagoon Valley.
