Therm-X signed a long-term lease for 68.8k sf of laboratory/R&D, industrial and office space in Hayward. The space is at 3323 Investment Blvd, at the base of the San Mateo Bridge and directly across the street from their Headquarters.
The property, owned by Lakeport Group LLC, includes 43.3k sf of office and laboratory space which consists of a mix of private offices and open cubicle areas as well as four large conference rooms, two large break rooms and three large conference rooms. The 25.5k sf warehouse/shipping space provides 16-18 ceiling height clearance, is sprinklered with a vented chemical storage room and has dock and drive loading.
Chris van Keulen, Bob Ferraro, SIOR, and Michael Barry with CBRE represented the tenant in the deal. CBRE and Therm-X have been working together since 2014 when Therm-X business growth drove the need for more space. Therm-X is a leader in Advanced Temperature and Process Control Systems for high technology industries.
