BroadSoft Leases 33k sf of Office Space at Santana Row

Here’s the latest news from Federal Realty Investment Trust’s Santana Row mixed-use/office campus in San Jose. Santana Row amenities encompasses 50 shops, 30 restaurants, a 215-room boutique hotel offering extensive full service conference facilities, a 7k sf campus fitness center, two parks and multiple plazas with outdoor seating, 615 rental homes and 219 privately owned condominiums.

In recent leasing activity, BroadSoft Inc has inked a deal for 33k sf of office space with plans to take occupancy in mid-2017. The transaction is at the 3055 Olin Ave building, overlooking the campus’ Park Valencia plaza area. BroadSoft is a global provider of unified communication, team collaboration and contact center software and services that enables communications service providers to deliver hosted, cloud-based solutions to their enterprise customers.

Shane McNulty and Mike Grado of CBRE represented the landlord, while Thor Wiles, also with CBRE, repped the tenant in the deal.

On the development side, in November 2016 Federal started construction on 700 Santana Row, a 284k sf office building set on a signature plaza with a sweeping design that anchors the south end of Santana Row. The state-of-the-art, eight-story structure at Santana Row at Olsen Drive features 30k sf and 48k sf floorplates, modern architecture and headquarters-quality office space with concrete construction, which gives the building distinctive design qualities compared to traditional Silicon Valley office buildings.

Ready for tenant build-out in the third quarter of 2018, 700 Santana Row will also feature a three-point-four-per-thousand (3.4/1,000) dedicated parking ratio, 13-foot ceiling clear heights and a 6k sf roof-top terrace and garden with majestic views of Santana Row, the San Jose skyline and distant foothills. Newmark Cornish & Carey is handling the marketing assignment for the building.

The office space at Santana Row is made up of the following buildings:

1) 500 Santana Row, 235k sf, completed 12/2016, fully leased to Splunk
2) 700 Santana Row, 284k sf, under construction
3) 3055 Olin Avenue, 70k sf, fully leased
4) 300 Santana Row, 65k sf, fully leased
5) 355 Santana Row, 6.3k sf, fully leased
6) 377 Santana Row, 2.8k sf, lease in negotiation
