RedMill Capital secured a $38.6 mil construction loan that will allow it to break ground this fall on a much-anticipated, 120k sf mixed-use retail development called The Shoppes at Livermore. The project will be located immediately adjacent to the popular San Francisco Premium Outlets, which attracts some 4 million visitors each year.
The Shoppes at Livermore will be comprised of a variety of discount fashion retailers and a mix of popular national-brand quick-service and casual sit-down restaurants. It will be built on 13 acres south of the outlet mall at the intersection of El Charro Rd and West Jack London Blvd. Shoppers and diners will access the center at the traffic light leading to the outlet mall, along with two additional entrance lanes off West Jack London Boulevard.
The Shoppes at Livermore also will provide numerous on-site amenities including outdoor seating, pedestrian-friendly crosswalks leading to the outlets and a new connection to the Arroyo Trail, a popular recreation area. The project is slated to begin construction in January with a scheduled completion date in 2017.
American National Insurance Co, based in Galveston, TX, is funding the loan. Julie Taylor and Stephen Rusher with Colliers International are marketing the center for RedMill Capital, a privately held development firm based in Summit, New Jersey.
