Here are a couple of recent retail lease comps from San Jose. In one deal, Boulevard Café leased a 7.6k sf restaurant space at the recently renovated Westgate Center in west San Jose. The café, which also has an existing location in Daly City, is scheduled to open its new West Valley locale sometime in early 2015. Boulevard Café will be taking over the space formerly occupied by Chevys Fresh Mex restaurant along Saratoga Ave, at Atherton Ave.
Westgate Center is owned by Federal Realty Investment Trust. They were repped in the transaction by James Chung, Rhonda Diaz Caldewey and Sam Tallman with Terranomics Retail Services.
In south San Jose, Applebee’s leased a 5.5k sf restaurant space in the brand new Village Oaks shopping center. Applebee’s is a popular, neighborhood-friendly dining establishment. The chain has nearly 2,200 locations across North America.
Village Oaks, currently under development, is owned by Hunter Storm Properties. James Chung and Todd Oliver with Terranomics Retail Services represented both parties in the transaction.
