A 38-unit complex in the SoCal city of Ramona sold for $8.27 mil, or $217.6k/unit. The 36.2k sf property is situated on a 230k sf lot located at 1551 Montecito Rd, east of I-15 and just north of Main St in northeast San Diego County.
The property consists of 20 two-bed/one-bath units, 18 three-bed/two-bath units, 38 carport parking spaces and 22 open parking spaces. A former office was converted into two non-permitted two-bed/one-bath units. The gated complex has central heat and air and a pool. The large lot may allow for additional development opportunity.
Terry Moore, CCIM, of ACI Apartments represented the both the buyer, JC Strategic LP, a California limited partnership, and the San Diego seller, Ramona Mountain Valley Apartments LP, a California limited partnership. Moore also repped the seller when the property was purchased in 2015.
