Pacific Apartment Homes Wraps Up New Santa Monica Res Project

Pacific Apartment Homes has completed construction of Pico Eleven, a 32-unit residential housing project in downtown Santa Monica, just blocks from the beach. The 33k sf project, located at 1112–1122 Pico Blvd, was designed by KFA Architecture.

Pico Eleven is a four-story building that has been divided into three distinct masses, with the two-bedroom apartment units set above two levels of subterranean parking with space for 64 vehicles. Of the total number of units, eleven are reserved for rent control with four units designated for very low-income households.

Drawing inspiration from the rustic California beach house aesthetic, the natural wood siding used along Pico Eleven’s building facade will weather to a soft, neutral gray over time. Open floor plans and near-floor-to-ceiling windows line the sides of every residential unit, affording residents plenty of natural light and cross-ventilation. In addition to private patios for each unit, Pico Eleven features two large open courtyards with drought-tolerant landscaping and access to three upper-level decks that offer sweeping ocean views and provide amenities including built-in barbecue grills, gas fire pits and outdoor seating.

Pico Eleven was designed to meet LEED® Platinum certification standards. The building’s spacious courtyards allow for cross-ventilation and ample daylight to filter into every unit. All units are outfitted with energy-efficient appliances, and photovoltaic panels line the roof, generating electricity for the entire building. Two electric vehicle (EV) charging stations have also been provided for residents.
