Work Completed on Mixed-Use Development Near Downtown LA

Construction has been completed on The Bend, a three-story, 40k sf mixed-use creative campus that consists of 40 live-work units arranged around a landscaped central courtyard, The project, designed by KFA and developed by Terra River LLC, is located along the Los Angeles River just north of Dodger Stadium.

The project re-uses an existing 1947 bow-truss riverfront building and redevelops a vacant lot formerly used as an excavation equipment yard. KFA Partner Lise Bornstein, AIA commented “We are envisioning a building for the future that embraces the Los Angeles River and complements the neighborhood,” she added. The new construction is set 60-90 feet back from the river and will feature 32 studios and eight three-bedroom units arranged in a U-shape around the courtyard. Like a tent supported by poles, the design and the commercial space do not present a seamless wall, but rather porous blocks that open to the street and the L.A. River’s green banks.

Three of the units in The Bend will be reserved for very low-income households. Tax credits have enabled Terra River to offer additional affordable units, as well as discounted rents for non-profits and river or community-serving businesses in the Project’s commercial spaces.

Terra River plans to eventually lower or remove the seven-foot concrete wall that separates the property from the river, and opens up the existing building to the Los Angeles River bike path, so that people can move freely from the path into the development. "We can open up this whole structure to create meaningful connections to the Los Angeles River,” said Terra River President, Ron Gonen.
