Zephyr Starts Work on 168-Unit Res Project in Dana Point

1/30/17

San Diego-based Zephyr has broken ground on South Cove, a condominium community featuring 168 luxury residences at Del Obispo and Pacific Coast Highway in the heart of Dana Point, directly across the street from Doheny State Beach.

The company acquired the choice nine-acre land parcel for $50 mil in July of 2015. Completion of the community is slated for 2019. Pre-sales begin in early spring 2017, and the models are slated to open in late summer 2017.

The new community will feature three models: “Aliso” flats, “Trestles” townhomes and “Strands” twin homes – each ranging from one to three bedrooms with 883 sf to 2.3k sf of space. Ten residences will feature live/work space, with commercial opportunities fronting Pacific Coast Highway. Seventeen homes will be offered as affordable housing. All homes will have attached garages and top notch interior finishes and accents, with select residences featuring indoor/outdoor floor plans, balconies, porches, rooftop decks, idea spaces and options for beach rinses, dens and more.

In addition to the area’s abundant natural beauty, South Cove residents will enjoy a multitude of amenities, including a resort-style swimming pool with cabanas and common areas throughout the community, and outdoor enthusiasts will have access to miles of walking/bike paths, plus ocean sports like surfing, paddle boarding, fishing and more.

Zephyr is working with the city to create a public park that borders South Cove with art and installations that pay tribute to the surf culture and celebrated history of Dana Point. The park – which also broke ground today – will include two plazas. The western plaza will feature a series of 10 life-size sculptures by Bill Limebrook depicting surfing pioneers like Phil Edwards. There will also be a tribute to Hobie Alter, who created and sold the first foam surfboards in Dana Point.

The east plaza will focus on California history, with interpretive signs and a detailed timeline chronicling the history of Highway 1. A structure depicting the landmark Richfield Beacon oil tower – paying tribute to the original 125-foot structure built in Dana Point in the 1920s – will beckon visitors at the entrance to the plaza and serve as a welcoming point for those entering Dana Point.
