CBRE Capital Markets’ Debt & Structured Finance team has secured $26.7 mil in refi money on BluWater Crossing, a live-work, mixed-use, Class A multifamily community in north San Diego County.
BluWater Crossing is located in Carlsbad, directly on the Coaster line at the Poinsettia Station and just one-quarter mile from the Pacific Ocean. The community features a contemporary urban-meets-beach feel and is San Diego County’s only beach-area transit-oriented development. The property consists of 66 units featuring both live/work and townhome floor plans as well as 22k sf of leasable commercial space.
Built in 2009, BluWater Crossing offers contemporary and luxury features including live/work lofts with vaulted ceilings, custom-designed kitchen cabinetry, granite counter tops, stainless steel appliances and solid-core interior doors. In addition to stunning interiors, nearly half of the units feature ocean views from the 3rd floor.
CBRE’s Brian Eisendrath and Brandon Smith arranged the financing. Year-to-date through October 2016, Eisendrath and his team has closed more than $2 bil in financing across more than 50 properties.
