New 320-Unit Res Project in The Arts District Opens to the Public

The Garey Bldg, a 320-unit apartment development in The Arts District of downtown Los Angeles, has opened to the public. The project is situated on a 2.9-acre site at 905 E. 2nd St, spanning from 1st to 2nd Streets, east of Alameda St.

The development is a joint venture between Lowe Enterprises, Megatoys, which has owned the property for more than 20 years, and institutional investors advised by J.P. Morgan Asset Management.

The Garey Bldg brings bright, modern residences, ranging from studios to two-bedrooms with ground floor live-work units, steps from the Metro Gold Line station and a new regional connector station currently under construction at 1st and Alameda. The property features two five-story buildings flanking a 50-foot-wide pedestrian paseo connected by an upper level residential bridge offering units on levels three through five. The public paseo connecting 1st and 2nd Streets features 15.8k sf of commercial space that will include two restaurants adjacent to 2nd Street and up to six retail locations.

Residences at The Garey Bldg all feature large, operable windows and most offer either balconies or patios to take advantage of Southern California’s temperate climate that invites indoor/outdoor living. Units feature nine-foot ceilings, open floor plans with well-designed kitchens outfitted with stainless steel appliances including a gas stove, washers and dryers, spacious bathrooms and storage with many units offering walk-in closets. All units feature a contemporary color palette with sleek, modern cabinetry, quartz countertops, wood-style flooring and fiber communication systems.

Abundant communal spaces at The Garey Bldg offer a variety of options for indoor and outdoor gathering, entertainment, collaborative work areas and relaxation – all with available WiFi. On the ground level, The Collective offers individual and collaborative work stations, a meeting space and resident lounge, and a fitness center dubbed The Improvement Club.

A cluster of amenity areas on the second level include:

• The Retreat – outdoor pool and spa with gas barbecues, fire pit and cabanas
• Lounge 905 – adjacent to the pool area, this comfy indoor space features a multimedia zone with flat screen televisions, fireplace and small kitchen
• The Library – next door to Lounge 905, the Library is a retreat for reading and lounging with a communal table for games or entertainment on the flat screen
• The Union – indoor/outdoor lounge adjacent to the pool deck.

On the fifth level is The Lookout, a rooftop deck and lounge areas with views of downtown and beyond. All outdoor spaces are designed with sustainable, drought tolerant landscaping with a variety of colorful plantings.

Pets are welcome and pampered with a dog run, off leash dog park and pet salon. Residents have ample on-site parking with 558 stalls, 35 EV charging stations and a bicycle storage and repair center.

The Garey’s tree-lined pedestrian paseo not only provides a walkable connection between 1st and 2nd Streets but also new shopping and dining options for the area. It will be programmed with activities open to the public that may include art shows, music, yoga classes and other events that tap the existing businesses and creative community that defines the Arts District.

Architect for The Garey Bldg was Togawa Smith Martin, with TGP serving as landscape architect and interior design provided by Style Interiors. Leasing and property management services are provided by Alliance Residential Company.
