In a recent apartment comp from San Diego, an 18-unit complex in the city’s North Park neighborhood traded for $$3.285 mil, or $182.5k/unit. The 12.1k sf property is located at 3946-52 Idaho St, north of University Ave and west of I-805.
The property was built in 1970 and consists of 12 one-bedroom/one-bath units and six two-bedroom/one-bath units. The current rents are said to be below market.
The buyer, The Bill Shepard MD Trust, was repped by Eric Comer of CBRE. The seller, LenRae LLC, was represented by Terry Taylor of ACI Apartments. A loan of $1.745 mil was provided by Chase Bank.
