Upscale OC Res Project Breaks Ground

In the latest residential development news out of Orange County, Vivere Residential II LLC has broken ground on Phase II of Vivere Apartments, a 244-unit, luxury apartment in Anaheim’s Platinum Triangle area. The project is situated on 3.3 acres at 1331 E. Katella Ave, between I-5 and State College Blvd. Phase II will begin preleasing the end of 2015 with occupancy expected as early as the spring of 2016.

Vivere Residential II is a privately held real estate investment company owned by Moller Investment Group LLC, and their development manager, Mack Urban LLC, a West Coast real estate investment and development firm,.

Vivere I & II are located in the middle of the Platinum Triangle Master Plan District of Anaheim, a burgeoning, high density, mixed-use district that was established in 2004 and is bordered by the 5 and 57 freeways. The “Triangle” is entitled for 18,000 homes, 5.7 msf of commercial and 16.8 msf of office. The area includes Angel Stadium, Honda Center, The Grove at Anaheim, and the Anaheim Regional Transportation Intermodal Center (ARTIC) that services Metrolink, Amtrak, Orange County’s bus network, and California’s future high-speed rail.

Vivere Phase I, completed in 2011 and fully leased in 2013, comprises 92 units of luxury condominium-grade flats and loft-style townhomes. Moller Investment Group Inc acquired both Vivere I and the fully entitled land for Vivere II from a Mack Urban entity in 2014, and hired Mack Urban as the Development Manager to complete Phase II. Mack Urban was also hired to provide property management services for both Phase I and Phase II through its wholly owned subsidiary, Mack Urban Communities.

“Vivere II will be ideally positioned to meet the growing demand for quality luxury rental apartments in north Orange County,” noted John Gunn, Managing Director of Mack Urban’s Southern California operations. The development team also includes architect Metier Group Inc; general contractor George C. Hopkins Construction Co Inc; structural and MEP engineer Wright Engineers Inc; civil engineer Huitt-Zollars Inc; landscape architect MJS Design Group; and Style Interiors.

Phase II will consist of luxury studio, one- and two-bedroom units offering an attractive suite of benefits to its residents, including 394 parking spaces, a wealth of amenities such as a resort-style pool and spa, clubhouse, conference rooms, and a two-level state-of-the-art fitness center. Themed “Sky Lounges” will be located on floors 3 through 6 for lounging, gaming, watching outdoor TV, or rooftop sunning. The inner courtyard will be lushly landscaped with hotel-style amenities, and will provide ample opportunities for lounging by the pool or barbequing with friends. Units will feature nine-foot ceilings, quartz counter tops, stainless steel appliances, hardwood-style flooring, in-unit washers/dryers, patios/balconies, and walk-in closets.
