Work has wrapped up on the first and second phases of Ariva, a luxury resort-inspired apartment community in San Diego Spectrum Center being developed by Sunroad Enterprises. Located at the intersection of San Diego Spectrum Blvd and Ariva Way, Ariva is the residential component of San Diego Spectrum, a premier mixed-use office/retail/residential campus in Kearny Mesa.
The first two phases, called Ariva Lux and Ariva Skye, total 253 apartment homes in a club-style atmosphere offering state-of-the-art fitness facilities, resort-style pool areas, game rooms, resident theater, built-in barbecue entertaining areas, community open space, and a plethora of on-site services ranging from cooking classes to yoga in the park and concierge.
Ariva offers nine floor plans in studio and one- and two-bedroom configurations. There are 126 homes in Ariva Lux, the first phase building located on the south side of the park, and 127 homes in Ariva Skye, the second phase building located on the north side. Many of the homes have park and/or pool views, with upper level homes on the park-side offering expansive 800 sf wrap-around balconies.
Both four-story buildings are u-shaped, framing the swimming areas that feature salt-water pools, large spas, private cabanas with TVs, tables with umbrellas, beautiful patio landscaping and lighting, shower facilities and restrooms. The pool areas also look out to the park, enhancing the feeling of spaciousness.
Outdoor fireside lounges are designed for entertaining, with spectacular water features, fire pits, outdoor sound system, and covered cooking areas with built-in barbecues, dishwasher, refrigerator and bar-level stone countertops.
Spacious clubhouses with comfortable living areas and fully-equipped stainless steel kitchens are featured in both Ariva Lux and Ariva Skye for residents’ enjoyment. Large fitness rooms catering to cardio workouts are offered in both phases. Upstairs a second fitness room is customized for yoga and spin classes and there also is an interactive game room with a pool table, shuffle board, TV and kitchenette area. Ariva Skye also offers a resident theater. Amenities are shared between both phases for convenient resident access.
Every Ariva apartment home offers luxury, condo-style finishes including quartz countertops, dark or light contemporary cabinetry, gas ranges, stainless kitchen appliances, hardwood-style flooring, eco-friendly carpets, full size washers and dryers, walk-in showers and separate tubs in some units, patios or balconies and walk-in closets. All appliances are energy-efficient.
Pets are welcome at Ariva, where convenient paw wash stations are provided for residents. Services also include on-site bike lodging, electric vehicle charging stations, dry cleaning and concierge support.
Ariva’s architecture and landscaping was designed by TCA Architects and Schmidt Design Group, The interior designer for Ariva was Robin Wilson, the general contractor was Kitchell, and Wermers Properties teamed with Sunroad in the development of the project.
Ariva Lux is already 40 percent leased with move-ins underway. Preleasing has begun for Ariva Skye, which will be ready for move-ins by mid-August. Lease rates range from $1,700 to $2,800 per month.
