Downtown San Diego Office Tower Sold for Possible Res Conversion

Here's news of a 223k sf office property in downtown San Diego that just traded for a likely redevelopment project. The property that sold is the Torbati Building, a 14-story structure located at 625 Broadway, between 6th and 7th, and a couple of blocks east of Horton Plaza. It was built in 1925.

Although we don’t have a sales price, we’ve heard that it probably topped over $200/sf. It’s expected that the building will be converted into residential use.

The buyer was 625BWSD9 Owner LLC, a partnership formed by Hammer Ventures, a San Diego based real estate development company. They were repped in the deal by Tim Cowden of Colliers International. The seller, 625 Broadway Holdings LLC, had no representation.
