Construction has started on NMS @ La Cienega, a $50 mil 125-unit, five-story multifamily project at the corner of La Cienega Blvd and Westmount Dr, in an upscale part of LA’s Westside bordering West Hollywood and Beverly Hills. The project is being developed by NMS and was designed by Killefer Flammang Architects.
The development will provide residents with onsite retail, dining and entertainment options along with a modern exterior design. There will be 7.5k sf of retail space at street level.
The 200k sf project consists of one- and two-bedroom units set in a design that features lush landscaping and several roof gardens. It offers unique ground floor units with eleven-foot ceilings and large folding doors that open to private patios overlooking lushly landscaped walkways. All of the units will have balconies, granite countertops and bamboo cabinetry.
According to Wade Killefer, design/principal of Killefer Flammang Architects, “The focal point of the design is a three-story horizontal plaster element which floats across the La Cienega facade and peels away to reveal full-height glazing at the corner. A 50-foot setback on the north side serves as a buffer between the project and neighboring housing. In addition, the building is stepped back at the fifth floor.”
The exterior, distinguished by smooth steel trowel stucco and sheet metal, will be accented by railed balconies and large expanses of fenestration. A water feature monument and colorful planting at the entry will underscore the inviting resort theme. Loft-style apartments at the back of the project will be accessed via a landscaped walkway flanked by trees, benches and patios.
Security will be addressed by unobtrusive, electronically controlled gates, and there will be two levels of underground parking. NMS owns and manages about 1,200 luxury and affordable housing multifamily units in the metropolitan Los Angeles area.
