Work Started on 2.25 msf Logistics Campus in Calimesa

Construction is underway on Birtcher Oak Valley Commerce Center, a four-building, 2.25 msf Class A logistics project being built by Birtcher Development in Calimesa, CA. The state-of-the-art distribution campus is designed to meet varying big box tenant demand. Completion is expected in Q2 and Q3 of 2024.

“Birtcher Oak Valley Commerce Center is poised to be one of our most strategic assets in Southern California. The project is located next to the I-10 freeway, a primary cross-country truck route, and will be supported by a strong labor base with the eventual buildout of 30,000 new homes planned for the region,” said Brooke Birtcher Gustafson, Managing Director, Birtcher Development. “Limited supply and strong tenant demand continue to drive unprecedented pre-leasing activity for new construction in the Inland Empire. As total vacancy remains low at 0.6%, and 60% of the total new construction pipeline currently pre-leased, we are optimistic about the project’s construction and delivery timeline through 2024.”

Birtcher Oak Valley Commerce Center will consist of the following buildings:

• Building A: a 705.8k sf cross-dock facility with 5.1k sf of office space and 118 dock high doors. Construction is expected to be completed in Q2 2024.

• Building B: a 466.2k sf side-loaded facility with 5.2k sf of office space and 69 dock high doors. Construction is expected to be completed in Q2 2024.

• Building C: a 457.3k sf cross-dock building with 5.1k sf of office space and 78 dock high doors. Construction is expected to be completed in early Q3 2024.

• Building D: a 619.4k sf cross-dock facility with 5.2k sf of office space and 109 dock high doors. Construction is expected to be completed in Q3 2024.

All four logistics facilities will feature 40-foot clear heights, flat floors, 10” slabs, a minimum of 185-foot truck courts and an ESFR sprinkler system. A nine-acre trailer lot will also be constructed adjacent to Buildings A and B, providing for 250 trailer stalls.

Located in a prime central location with immediate access to the I-10 Fwy at Singleton Rd and Roberts Rd, the site provides freeway signage, easy accessibility and visibility for tenants looking to occupy in the region. The project is less than 25 miles from both the BNSF San Bernardino Intermodal Yard and Union Pacific Bloomington Intermodal Yard. These Intermodal Yards serve as predominant inbound container hubs for the region and are less than a 30-minute drive from Birtcher Oak Valley Commerce Center.
An 80-acre retail center is also planned immediately adjacent to Birtcher Oak Valley Commerce Center and is also expected to be completed by 2024/25.

The project’s listing brokers include JLL’s Mike McCrary, Peter McWilliams, Patrick Wood, and Scott Coyle.
