JAGreen Development LLC (JAG), in partnership with an affiliate of Raith Capital Partners, has acquired 157 acres of land in Aurora, CO for the development of the AEROS Logistics Center (AEROS), a 2 msf, Class A industrial park. AEROS is strategically located south of Denver International Airport (DEN) along the 56th Avenue corridor with convenient access to E-470 to the West and I-70 to the South.
JAG is the owner/developer of the recent JAG Logistics Center @ DEN, a 260-acre industrial park at 64th Ave and Powhaton Rd in Aurora. Raith Capital Partners is a New York-based real estate private equity firm.
AEROS Logistics Center, which is zoned Airport District, is being master-planned for a myriad of uses including logistics, distribution, manufacturing, construction, and data centers. Companies will have the option for build-to-suit for sale or lease. JAG is designing AEROS with a great deal of flexibility—the new master plan could accommodate two 1 msf east/west facing cross-dock buildings or may be divided into smaller parcels for users requiring less space.
AEROS Logistics Center provides quick access to E-470 and I-70 and is just a five-minute drive to DEN. AEROS will offer additional economic incentives (e.g., Foreign Trade Zone and Opportunity Zone).
Cushman & Wakefield’s Aaron Valdez, Alec Rhodes and Tyler Smith represented JAG in the acquisition, and will handle the marketing efforts for AEROS. According to Valdez, AEROS will provide occupants with high-end quality, efficiency, and functionality close to major transportation and logistical routes for regional and inter-state commerce.
