Realterm Logistics Buys New CO Distribution Building for $94.8 Mil

A new, 200.9k sf Class A warehouse/distribution building on 53 acres in Broomfield, CO traded hands for $94.8 mil ($472/sf). The buyer was Realterm Logistics, a vertically integrated owner and manager of high flow through (HFT) logistics facilities serving the transportation industry that is based in Annapolis, Maryland.

The single-tenant facility, located at 400 West 160th Ave in the northern Denver Metro, is currently leased to a global Fortune 10 e-commerce company. It was constructed in the fourth quarter of 2021.

Specifically designed as a state-of-the-art last mile delivery station, the facility features 36’ clear height, heating throughout, ESFR sprinklers, ample power, energy efficient lighting, multiple points of ingress and egress, and a concrete truck court apron. Mission critical parking and dedicated queuing lanes create long-term value with flexibility to continue vehicle parking expansion. The property also incorporates a flexible office layout, four entrances / exits, ample outdoor amenity space and extensive landscaping.

Will Strong, Jeff Chiate, Kirk Kuller, Mike Adey, Greer Oliver and Connor Nebeker-Hay of Cushman & Wakefield’s National Industrial Advisory Group represented the seller, McWhinney, a Colorado-based full-service real estate development, investment and management company. C&W’s Alec Rhodes and Aaron Valdez also provided local market leasing advisory.
